The City of Mandurah has adopted a new coastal hazard risk management and adaptation plan that could restrict development and subdivision on vulnerable properties along the Peel shoreline. The Southern Beaches Coastal Hazard Risk Management and Adaptation Plan was approved by council in a 10-2 vote and covers the ocean-facing coastline from Roberts Point in Halls Head to the city's southern boundary in Clifton. The plan is designed to manage long-term risks associated with coastal erosion, flooding, severe storms and rising sea levels. Key recommendations include establishing a special control area requiring planning approval for most developments on at-risk land, prohibiting grouped and multiple dwellings in affected zones, and creating a coastal management fund financed through a special rate or levy of one to two per cent of the city's annual budget. The proposal aims to protect the coastline while encouraging property owners and future buyers to consider the long-term impacts of coastal hazards.
