The housing plan is accompanied by a substantial public-space component. The government has proposed approximately 3.5 hectares of additional open space, including seven new parks and upgrades to six existing parks. Around 9 kilometres of walking and cycling paths are also planned, giving the growing population additional connections between residential areas, transport facilities and open spaces.
The proposal includes affordable-housing requirements, with at least 3 per cent of new homes to be affordable housing in perpetuity across the broader plan and higher targets of up to 15 per cent at selected sites. The government also estimates that the redevelopment could support around 1,000 new local jobs, particularly through new retail and commercial areas.
The plan is expected to generate significant debate in the eastern suburbs, where residents have previously raised concerns about increased density, building heights, traffic and the effect of large developments on the established character of Woollahra and Edgecliff. The NSW Government, however, argues that Sydney needs more housing across a wider range of suburbs and that established areas with strong transport connections should accommodate a greater share of future growth.
